About the Role

The primary purpose of the Facilities Maintenance Manager is to ensure the efficient and effective operation and maintenance of all corrective and preventive facilities at University Hospital. Controls work order flow process for corrective and preventive work order system.

Responsibilities

What You’ll Do   

  • Leads the Site Maintenance Team in the areas of Loss Elimination, Risk Management, Life Cycle Asset Management and Preventive and Predictive Maintenance programs. Develops and guides efforts to ensure reliability and maintainability of equipment, processes, utilities, facilities, controls, and safety and environmental systems. Provides production with analyses of assets including utilization, equipment effectiveness, useful life, reliability, and costs of assets.
  • Coordinates the activities of operations personnel in all matters necessary to run in a safe, environmentally compliant, reliable and efficient manner, including plant operations HVAC repair and troubleshooting. Drives efficiency in the Site Maintenance work flow process to reduce costs to maintain reliable assets.
  • Uses high technical HVAC and analytical abilities. Handles operational problems and plant compliance concerns with quick diagnosis and prompt decisions and the ability to motivate and influence people.
  • Manages and works with trades employees at all levels of the organization. Good communication and diplomacy skills a must.
  • Determines requirements necessary to provide the maximum equipment and facilities operation at minimum cost.
  • Prepares budgets for the maintenance and construction of assigned facilities, highlighting staffing needs, non-salary requirements, contracted services, as well as regulatory compliance requirements.
  • Conducts regularly scheduled meetings with facility administrators in order to determine and deliver appropriate service levels, discuss ongoing issues, as well as future/potential issues and project.
  • Supervises work operations and/or functional programs and has responsibility for effectively recommending the hiring, firing, promoting, demoting and/or disciplining of employees and other personnel actions.
  • Conducts routine inspections of University Hospital facilities and grounds to assure the highest quality of services and identify problem areas.
  • Provides effective safety awareness and trade-related training programs for all personnel.
  • Identifies key issues and action programs for staffing, training safety, labor relations, facilities, energy conservation, customer service, capital renewal, productivity, affirmative action compliance, etc.
  • Monitors and controls operations and maintenance within budgetary limitations. Enforces spending controls and routinely reviews operation reports in order to identify overspending in both the maintenance and capital areas.
  • Develops specifications for Request for Proposals (RFPs) and participates in the bidding process through award and execution of contracts.
  • Develops and satisfactorily completes personal and departmental objectives.
  • Provides on-call coverage during off duty hours as assigned. Provides directives to subordinates and staff, and coordinates emergency work remotely.
  • Understands and adheres to University Hospital’s compliance standards as they appear in University Hospital's Corporate Compliance Policy, Code of Conduct and Conflict of Interest Policy.
  • Keeps abreast of all pertinent federal, state and University Hospital regulations, laws, and policies as they presently exist and as they change or are modified.
  • Ensures that the staff Manages and insures compliance with TJC, State Health Department, CMS, EPA, DEP, ADA, UST, and other regulatory

Qualifications

What You’ll Bring

Required:

  • Bachelor’s degree in Engineering plus six (6) years of progressively more responsible experience in facilities management, including plant operations, maintenance or construction required.
  • At least two (2) years of managerial/supervisory experience, preferably in healthcare.
  • Extensive HVAC experience required. Outstanding human relations and leadership skills, and the ability to function in a team environment required.
  • Demonstrated knowledge of how to accomplish superior performance in a unionized environment highly desirable.
  • Equivalent related experience, education and/or training may be substituted for the degree requirement on a year-for-year basis.

Compensation

In compliance with New Jersey’s Pay Transparency Act, the salary range for this position is PS/37S - VS/32S- $114,967.00 - $143,713.00- $172,452.00 per year. University Hospital considers multiple factors when determining compensation, including (but not limited to) the scope and responsibilities of the position, the candidate’s relevant work experience, education and training, key skills, internal equity, market data, and organizational needs. The expected salary range for this position is in accordance with the New Jersey Pay Transparency Law; final compensation will be commensurate with experience and qualifications.
